Yes. Landcom recently lodged a planning proposal to amend the approved concept masterplan by adding 375 apartments to the total number of apartments to be delivered at Macarthur Gardens North. The proposal for additional apartments has now been approved by the Department of Planning, Housing and Infrastructure.

The proposal is for two residential buildings dedicated to affordable rental housing. These buildings sit within the approved Macarthur Gardens North precinct and the proposal complies with approved planning controls in place.

Affordable rental housing supports people on a broad range of incomes. This includes people such as childcare workers, hairdressers and retail workers.

Some affordable housing applicants may also be facing life changes, reduced working hours, separation, or moving to a single income and may need affordable housing for a short time before transitioning back into the private rental market or buying their own home.

Affordable housing is priced so that households are also able to meet other basic living costs such as food, clothing, transport, medical care and education. As a general rule of thumb, housing is considered affordable if it costs no more than 30% of gross household income.

Affordable housing is different to social housing. Affordable housing must be managed by a registered Community Housing Provider, and applicants must qualify for affordable housing rather than being selected from a centralised housing waitlist managed by Homes NSW.

Rents are discounted and calculated depending on the level of income, ranging from very low to moderate.

The ‘Housing market snapshots’ prepared by Homes NSW shows that affordability in the region is decreasing and that there is a need for more diverse housing including studio, 1 and 2 bedroom apartments to meet the needs of different household types.

Campbelltown’s Local Strategic Statement 2020 states that approximately 20% of the community require more diverse and affordable housing.
